HOA & Apartment Cleaning for Gyms

Members notice a clean entrance and clean glass every day.

The problem

What gyms deal with

Members walk through your entrance twice a visit and touch your glass every time. It is the most looked-at surface you own.

Your members come four times a week, which means they see the same entrance two hundred times a year. Nothing else on your property gets that much repeat viewing, and small things nobody would notice once become obvious at that frequency.

How we help

HOA & Apartment Cleaning built for your property

Managing a Triangle-area community means a lot of shared surfaces getting dirty at once. We clean building exteriors, breezeways, and walkways on a plan that minimizes disruption and keeps the place looking cared for.

Boards and managers usually need this predictable more than they need it cheap. We scope the whole Triangle-area community once, put it on a calendar, and invoice it the same way every time. The line item stops being a surprise and the property stops generating complaints.

Phased so cars can move

Building by building with notice ahead of each phase, so nobody comes home to a blocked space.

Insured and HUB-certified

Happier residents

Clean, safe common areas cut complaints and boost renewals.

Phased so parking works

We work in sections so residents always have somewhere to put a car.

The result

What changes after we leave

The difference on a gyms property is partly the first visit and mostly the schedule after it.

  • Glass and doors without handprints
  • Sidewalks and lots free of grime
  • An entry that holds up to daily repeat viewing
  • A property ready before the January rush

Process

How our HOA & Apartment Cleaning works

1

Property walk

We map buildings, breezeways, and amenities.

2

Plan the phases

We schedule to keep resident disruption low.

3

Clean

Soft wash for surfaces, pressure where it fits.

4

Report to the board

We confirm the work with management.

5

Walk the property with the manager

We map elevations, breezeways, and common areas before quoting.

6

Quote per building and per phase

A number the board can approve and compare.

7

Notices and scheduling

Residents told in advance, parking phased around the work.

8

Clean by elevation

Soft wash on siding, pressure on hard surfaces, working section by section.

9

Walkthrough and sign-off

The manager signs off before we leave the property.

Pricing

What it costs

Building count and common-area footage set the base. Phasing is what adjusts it, because a property that has to be done in six small visits around resident parking takes more days than the same square footage done in two.

Questions

HOA & Apartment for Gyms, answered

Do you offer annual contracts for property managers?
Yes, and most of our association work runs that way. A fixed annual price the board approves once, scheduled at the right point in the year.
Can you handle multiple properties under one manager?
Yes. Several of our management clients have us across a portfolio, with one schedule and one invoice arrangement.
How much water does this use, and do I pay for it?
We run off your outdoor spigot and a typical house wash uses about as much as a couple of loads of laundry. It shows up on your bill and it is a few dollars.
Will you kill my plants?
No. Beds get soaked with plain water before we start and rinsed again after, which dilutes anything that reaches them. If something is fragile, tell us and we cover it.
