What is in the solution, and whether it is safe around plants, pets and kids

The honest version of what goes on your house, why "chemical-free" is a marketing word rather than a method, and the protection steps that decide whether your beds come through it.

The short version

  • The active ingredient in almost every house and roof wash is sodium hypochlorite, heavily diluted, plus a surfactant that makes it cling long enough to work.
  • Nobody removes established algae with water alone. A company advertising chemical-free exterior cleaning is either using a different word for the same thing or not killing the organism.
  • Plants are damaged by concentration and by dry contact time, not by the chemical existing. Pre-wetting and rinsing are the entire defence, and they are the steps a rushed crew skips.
  • Pets and children should be inside during the work and can be back out once surfaces are rinsed and dry, usually a couple of hours.
  • Ask what goes on your roof specifically. Roof mixes are stronger than wall mixes and the runoff lands in your beds.

The short answer

Diluted bleach and soap. That is the honest description of what cleans the outside of almost every house in the Triangle and Johnston County, and a company that will not say so plainly is managing you rather than informing you.

The longer version is worth reading, because the details are where the risk to your landscaping actually lives, and because the difference between a careful crew and a careless one is entirely in those details rather than in the bottle.

What is actually in the mix

Concentration is the whole story. A soft wash mix hitting your siding is typically a small fraction of the strength of the jug in the laundry aisle, and it is rinsed off within minutes rather than left to sit.

Why nobody cleans a house with water alone

Because the green on a north-facing wall is alive. It has roots into the surface texture, and rinsing it removes the visible top layer while leaving the organism in place. The wall looks clean for about six weeks and then comes back darker, because you fed it water and removed its competition.

That is the real reason soft washing beats pressure on a wall. The solution kills the growth. Force only knocks off what is loose.

You will see exterior cleaning advertised as chemical-free. Sometimes that means a plant-derived surfactant and no biocide, which cleans dirt and does not kill algae. Sometimes it means the company uses hypochlorite and does not like the word. Ask which, and ask what happens to the growth.

How landscaping actually gets damaged

Almost never by a properly diluted mix touching a leaf. Nearly always by one of these four.

Dry plants

A dry leaf absorbs. A leaf already saturated with clean water cannot take much more on board, which is why pre-wetting is not a courtesy step, it is the main protection.

Contact time

Solution that sits on foliage in the sun for twenty minutes is a different event from solution that is rinsed off in two. The crew that stops to rinse mid-wall is protecting your azaleas.

Runoff collecting at the base

Water runs downhill and pools where the grade says it will. Beds at the low corner of a house take everything from the whole elevation, and those are the ones that show damage a week later.

Concentration mistakes

Roof mixes are considerably stronger than wall mixes. A roof wash with careless downspout control puts that stronger mix straight into a bed.

What a careful crew does, in order

  • Soaks every bed, shrub, and patch of lawn under the work area with clean water before anything else happens
  • Covers anything particularly precious, and says so rather than guessing which plants you care about
  • Rinses foliage again as the work moves along the wall, not only at the end
  • Controls where the runoff goes on a roof wash, because a downspout is a hose pointed at your landscaping
  • Gives the whole area a final flush when the work is done
  • Tells you honestly if something in a bed is at real risk before starting

This is the part of the job worth asking about, and it is the part nobody asks about. Around Flowers Plantation and the newer Clayton neighborhoods, foundation beds sit tight against the siding with young plantings in them, and the pre-wet step is the difference between a good spring and a bad one.

Pets, children, and the vegetable garden

Keep pets and children inside while the crew is working, for the same reason you would keep them away from any work with hoses, ladders, and equipment moving around. Once the surfaces have been rinsed and dried, which is usually a couple of hours on a normal day, everybody can go back out.

Bowls, toys, and anything a dog chews should come inside first. Fish ponds and rain barrels want covering and disconnecting. If you grow vegetables against the house, tell us before we arrive: we will cover them properly or work around that stretch of wall, and either is easier than an apology.

Well water is worth a mention. Plenty of properties out toward Archers Lodge and Corinth Holders run on a well, and if yours is close to the work we will talk about it rather than assume.

What we do not do

We do not pour concentrate on anything. We do not treat a wall and leave it to sit while we go and do the driveway. We do not run a roof wash without controlling where the downspouts discharge, and we do not use the standard mix on rust, artillery fungus, or oxidation, because it does not work on any of them and pretending otherwise just wastes your afternoon.

Asked and answered

What chemicals do you use to wash a house?
A dilute sodium hypochlorite solution with a surfactant, which is bleach and soap in plain terms. Concentration varies by surface: roofs get a stronger mix than siding. Rust, oxidation, and wood each get a dedicated product instead.
Will pressure washing kill my plants?
Not if the beds are soaked before the work starts and rinsed as it goes. Damage comes from a dry plant absorbing solution and from contact time in the sun, both of which are prevented by steps the crew controls. Ask any company how they protect landscaping before you book.
Is it safe for my dog?
Keep pets inside during the work and bring bowls and toys in beforehand. Once surfaces are rinsed and dry, usually a couple of hours later, the yard is normal again.
Is there a chemical-free option?
There is a water-only option, and it does not kill algae. It removes the visible layer and the growth returns quickly because the organism is still there. If you want the clean to last, something has to kill it.
Does the solution hurt grass?
Grass is more tolerant than ornamentals, and a pre-wet and rinse handles it. Where you occasionally see a pale patch is directly under a downspout on a roof wash, which is why runoff control matters more than the mix does.
Can I stay home during the work?
Yes, and most people do. Windows and doors closed, pets in, and the crew will tell you when a particular elevation is being done so you are not opening a door into it.
Is it safe for my well?
Yes at the dilutions involved, but tell us the wellhead location when you book so the crew can keep the work and the runoff clear of it rather than finding it halfway through.
