Roof Washing for Warehouses

Loading areas and lots take heavy abuse and heavy grime.

The problem

What warehouses deal with

Loading areas take real abuse and the buildup there is functional, not cosmetic. Oil on a dock apron is a slip claim waiting to happen.

Wash water on an industrial site is a compliance question before it is a cleaning question. Whatever comes off a loading pad is not going into a storm drain on our watch, because that permit has your name on it and not ours.

How we help

Roof Washing built for your property

Insurers and buyers read a streaked roof as an old roof. We have washed roofs that were flagged on an inspection report and were nowhere near the end of their life. The shingle underneath was fine. The colony on top was the whole problem.

Streaks always start on the north slope and always spread downhill. That is the growth following shade and following water. If one side of your roof looks fine and the other does not, nothing is wrong with the shingles, the sun is just doing half the work for you.

Photos when we finish

You cannot see most of your roof from the ground, so we show you.

Longer roof life

Clearing moss and lichen stops them from lifting shingles.

Off the roof wherever possible

Every step taken on a shingle costs it something. We work from ladders and the ground where the pitch allows.

We protect what is below

Landscaping, siding, and drives get wet down first and rinsed after.

The result

What changes after we leave

This is what your warehouses property looks like once we are done and back on a schedule.

  • Dock aprons that are safe to walk
  • Exteriors that no longer read neglected
  • Contained runoff and a record of it
  • Lot surfaces that stop tracking dust inside

Process

How our Roof Washing works

1

Inspect the roof

We check pitch, material, and the worst growth.

2

Apply treatment

A soft wash solution goes on to kill algae, moss, and lichen.

3

Gentle rinse

We rinse at low pressure so nothing tears loose.

4

Protect the ground

We rinse gutters and beds so runoff stays clean.

Pricing

What it costs

What we quote covers the whole roof surface and the cleanup below it. The variables are how many planes there are, how steep they run, and whether we are dealing with light streaking or established moss and lichen.

Questions

Roof Washing for Warehouses, answered

My roof got flagged on an inspection. Can a wash fix that?
Often, yes. Streaking and moss are what get written up most, and both come off. We send you before and after photos to pass back to the inspector or the insurer.
Do you walk on my roof?
As little as we can. We work from ladders and the ground wherever possible, which is safer for the shingles and for us.
Do I need to be home while you work?
Usually no. Most exterior work only needs access to an outdoor spigot. We confirm what we need when we schedule.
Will you kill my plants?
No. Beds get soaked with plain water before we start and rinsed again after, which dilutes anything that reaches them. If something is fragile, tell us and we cover it.
